ORANGE, Calif.—McCarthy Building Companies today announced it broke ground on Children’s Hospital of Orange County’s (CHOC) Southwest Tower. The new tower, designed by CannonDesign, is a 9-story, 330,000-square-foot outpatient facility that will house five floors of Department of Health Care Access and Information (HCAI 3) facilities, and four floors of clinics, offices and research areas.

Designed to match CHOC’s Bill Holmes Tower, completed by McCarthy Building Companies in 2012, the Southwest Tower boasts bright colors and a kid-friendly feel. It will include a variety of futuristic technical characteristics, with advanced features that enable better telemedicine opportunities, interactive screens for patients and staff, digital check-in kiosks, and wayfinding interior graphics.

“It is an honor to have been voted in by CHOC’s board as the contractor of choice for this exciting new Southwest Tower, which will be a transformational project for our area,” said Jim Madrid, Executive Vice President of McCarthy Building Companies.  “CHOC is an essential member of the Orange County community, and we have been affiliated with the heroes who lead this pediatric healthcare system for more than a decade. This facility enables McCarthy Building Companies to leverage our deep well of expertise in the healthcare sector that will have a positive impact well beyond the scope of this project.”

“The design of the new Southwest Tower emulates that of its adjacent Bill Holmes Tower, integrating it seamlessly into the CHOC campus while offering a variety of unique technology and care features that makes it an inviting and warm environment for children and their families,” said Gary Owens, FAIA, FACHA, CannonDesign principal and lead designer of the Southwest Tower. “We relish in the challenge of designing a space that not only meets the stringent requirements of HCAI 3 facilities, but also creates a beautiful and inviting space for the pediatric patient population.”

The Southwest Tower is scheduled to be completed in 2025.

ALISO VIEJO, Calif. & BROOKLYN, N.Y.—Southern California private equity firm, IRA Capital (“IRA”), has announced the acquisition of the Aliso Viejo Medical Plaza (“the Property”), a medical office building in Orange County, Calif. The asset is strategically located in the affluent neighborhood of Aliso Viejo and is leased to 15 medical tenants.

Notably, HOAG Orthopedic Institute (“HOI”) has executed a new 15-year lease to occupy the entire ground floor, in which they plan to construct a state-of the-art surgery center comprised of 5 operating rooms. IRA is planning substantial exterior and interior renovations to transform the asset into a best-in-class medical office building.

HOI was named ‘2021-2022 Best Hospital’, has been recognized as “high performing” in Back Surgery, Hip Fracture, Hip Replacement, and Knee Replacement by U.S. News & World Report, and has led California with the highest volume of joint replacement procedures performed for 8 consecutive years. HOI is dedicating significant capital to construct their surgery center and further establish their presence in the South Orange County market.

IRA Capital continues to be among the most active investment groups within the healthcare real estate sector. According to IRA Capital co-founder Jay Gangwal, “The Aliso Viejo Medical Plaza acquisition exemplifies our strategy to pursue both single and multi-tenant medical assets that are well located in strong markets. The Property is 100% occupied and leased to New York-Presbyterian/Brooklyn Methodist Hospital, one of the nation’s largest and most comprehensive hospital systems, which is comprised of 2,600 beds, more than 6,500 affiliated physicians, and 20,000 employees. The health system is a leading provider of inpatient, ambulatory, and preventive care in all areas of medicine with more than 2 million visits annually.

The Property is strategically located on Kings Highway, one of the region’s major thoroughfares, boasts high accessibility by public transportation, offers on-site parking, and serves the ever-increasing demand of the Marine Park, Mill Basin, and Flatbush neighborhoods. The asset serves as a one stop shop for a wide range of medical specialties including OB/GYN, orthopedics, cardiology, primary care, among others.

IRVINE, Calif.—The University of California, Irvine, has awarded the UCI Medical Center Irvine project to the Hensel Phelps + CO Architects design-build team. Adjacent to the UCI academic campus, the new medical facilities will be a short walk or bike ride for researchers, students, and staff.

The new medical center embraces sustainable design and construction, incorporating recycled water in the central plant and for irrigation, green power, and the preservation of the San Joaquin Marsh Reserve. The marsh will provide unparalleled views to comfort patients and families while providing relaxing spaces for doctors, researchers, and staff.

The new sophisticated campus will include a 144-bed, 350,000-square-foot hospital, including an emergency department, inpatient bed services, operating rooms, pre/post observation beds, inpatient imaging, and support services. It will also have a 200,000-square-foot ambulatory surgery center consisting of outpatient surgery and procedure rooms, diagnostic and imaging services, oncology treatment and infusion facilities, clinical exam rooms, a pharmacy, and support services. Additional features include a 35,000-square-foot central energy plant to serve the campus and a 1,340-space parking structure.

The site will feature multiple areas for gathering outdoors, including walkable pathways and numerous healing gardens, offering views to the campus and landscape features.

“The UCI Medical Center Irvine integrates multiple specialties and treatment programs with a commitment to creating a patient experience founded on improving healing through design in a unique environment located at the city’s edge, facing the San Joaquin nature reserve,” says Tom Chessum, FAIA, principal at CO Architects. “Our healthcare, interior design, laboratory planning, and health-sciences education architects are collaborating within the design and build team toward a unified project mission—to achieve UCI Health’s goals for discovery, teaching, and healing.”

The Hensel Phelps + CO Architects design-build team will design and construct the new project, anticipated to break ground in mid-2021. The parking structure will be complete in 2022, followed by the ambulatory surgery center and central energy plant in 2023. The hospital is expected to be completed in 2025.

The UCI Medical Center Irvine will contribute to the local economy by creating upward of 2,500 healthcare and construction jobs, attracting out-of-area healthcare professionals and patients to the region, and providing vendor and partnership opportunities for Orange County-based businesses.

The 5,000-square-foot Personalized Lifestyle Medicine Center creates an innovative healthcare experience and transforms how primary care is delivered by enabling doctors and patients to take a 360-degree approach to their patients’ overall health and wellbeing. The new facility is adjacent to the Metagenics corporate office located at 25 Enterprise and is open for medical visits as well as chiropractic, lifestyle education, massage therapy, lab work and more.

Dedicated to scientific discovery, unparalleled quality and practitioner partnerships, the design of the space distinctly captures Metagenics’ desire to support the continued advancement of functional medicine through empowering patients to better understand and develop the health skills necessary to advance the state of their metabolic, emotional, cognitive, behavioral and physical function. The space takes a novel approach to a traditional medical facility, encourages the elimination of barriers between doctor and patient and empowers clients to take charge of their health journey.

Hendy worked closely with the Metagenics Clinic team to unearth the company’s key goals, vision and patient and doctor needs. This work allowed Hendy to layout key spaces needed and helped inform the interior architecture and design of the facility. The result is an unconventional, experience-driven clinic that enables patients to feel welcome and comfortable as soon as they enter the front door and empowers them to take charge of their own health journey.

The new center features 11 exam rooms, three large rooms for chiropractic care, two lifestyle education spaces for nutrition, life coaching and telehealth and a waiting area complete with a digital check-in system, pharmaceutical counter and dispensary. Exam rooms are equipped with large HDTV screens controlled by iPads to enable real-time review and discussion of healthcare results between doctor and patient.

With the goal to create a clinic that exudes health and wellness, Hendy was tasked to incorporate myriad biophilic design elements. These included a living green wall, natural light, art of scenic California landmarks and the use of natural walnut wood and tree trunks throughout the space and in custom signage. With the project site not originally zoned for medical use, Hendy also was instrumental in facilitating permit approvals with the city.
