HOUSTON—McCarthy Building Companies, Inc. has completed construction of two structures on the campus of Houston Methodist Sugar Land Hospital located in the greater Houston area. The project included a six-story medical office building and an attached seven-level parking garage. McCarthy broke ground in December 2021.

McCarthy’s scope included a medical office building, totaling 160,000 square feet, while the garage consists of 1,100 spaces. Conditioned pedestrian bridges connect the new medical office building to the existing campus buildings. A vehicle bridge connects the new garage to an existing adjacent garage. For the building’s interior, McCarthy was responsible for building out the lobby, corridors, and an endoscopy surgical center. The surgical center, which will be completed in August, includes three endoscopy rooms as well as one operating room.

The project’s location within the campus also created multiple challenges, as working within an operating hospital campus meant McCarthy had to work in a confined area without disrupting sensitive hospital operations. Deliveries were timed to ensure materials were installed as soon as possible to accommodate limited laydown space. Challenges associated with the supply chain were managed to ensure materials arrived in time to prevent disrupting the project schedule.

As part of the project, McCarthy undertook a major logistical challenge of extending a water main 2,500 feet around the campus while navigating existing underground utilities. Additionally, the existing garage structure was reinforced to accommodate the new vehicle connector bridge. On the technology front, McCarthy utilized a fully BIM-coordinated MEP system, as well as using McCarthy Mapping to identify locations of underground utilities.

“With an aggressive timeline and several challenges along the way, the entire project team was unified in its commitment to serve Houston Methodist and provide a seamless experience on this complex project,” said Greg Lynch, McCarthy project director. “We always want to be good stewards of each project, and McCarthy was honored to continue our partnership with Houston Methodist as they expand in Sugar Land.”

McCarthy served as the project construction manager, with Page as the project architect and Jacobs as the Owner’s representative. With an extensive portfolio of multi-phase healthcare and research facility projects, McCarthy is ideally suited to take on healthcare and research projects of any size or complexity. Some of McCarthy’s other healthcare projects include Houston Methodist Cypress Hospital, Texas Children’s Hospital – Austin, Parkland Moody Center for Breast Health in Dallas, CHRISTUS Mother Frances Hospital – Tyler expansion, CHRISTUS Spohn in Corpus Christi, The University of Texas MD Anderson Cancer Center Alkek Hospital Expansion and The University of Texas MD Anderson Cancer Center The Pavilion expansion.

HOUSTON – January 17, 2023 – McCarthy Building Companies, Inc. celebrated the topping out of Houston Methodist’s new Cypress Hospital campus located in the greater Houston area. The Houston Methodist campus sits on 105 acres and consists of a seven-story hospital, two medical office buildings, and a central utility plant, with a mixture of built out space as well as a shell for future growth. McCarthy broke ground on the hospital in February 2022, and construction is scheduled to achieve substantial completion by the end of 2024.

To celebrate the construction milestone, those involved in the project and Houston Methodist executives gathered for a barbeque lunch and remarks by various speakers. All attendees signed a symbolic construction beam that was hoisted to the top of the structure along with the traditional evergreen tree. Speakers reflected on the work accomplished safely this far and looked ahead to the work needed to complete the campus.

McCarthy’s scope includes demolition of 11 existing buildings, totaling 600,000 square feet before constructing the new hospital with capacity for 276 licensed beds. The campus consists of a 569,100-square-foot, seven-story hospital building centered around a seven-story atrium. It also includes two medical office buildings that are six stories each. The first, totaling over 162,900 square feet, contains a cancer center with linear accelerator, a breast center, infusion and pharmacy areas, and a bridge connector to the new hospital tower. The second, totaling 160,200 square feet, includes an orthopedics and sports medicine center and clinics. McCarthy is also renovating an existing 29,000-square-foot central utility plant onsite.

“Reaching this milestone in such a quick timeframe is a testament to our team’s commitment to not only deliver a project on schedule, but to showcase our skills on such a complex project involving not just construction but demolition and renovation as well,” said Preston Hodges, Senior Vice President, Houston Business Unit Leader. “McCarthy has extensive healthcare construction experience, and we’re honored to continue our work with Houston Methodist on an important center of innovation coined the hospital of the future that will serve the Cypress community and the greater Houston area.”

All structures, including the hospital and both medical office buildings, are pan-deck concrete structures, with envelopes consisting of masonry and glazing similar to Houston Methodist’s other community hospital campuses. The hospital is designed as a “hospital of the future” and will incorporate the most advanced technology available from the day the doors open.

While the construction process uses standard materials, procurement lead times, supply chain issues, and inflation have presented challenges to the project. The cement shortage Texas faced through the summer months created schedule constraints and drove teams to ensure they were ready for pour dates. McCarthy worked closely with the design team to progress the design, focusing on certain elements of the project to support the fast-paced construction. Due to the speed to market, McCarthy recommended a fast-track multi-phase GMP approach, giving them the ability to procure certain components for each structure before the design was complete. This collaborative effort has also accelerated the BIM coordination to set the team up for success moving forward.

McCarthy serves as the project construction manager at risk with Page as the project architect. Walter P. Moore is the project structural and civil engineer, Smith Seckman Reid, Inc. handles mechanical, electrical, and plumbing, OJB is the landscape architect, and Vizient oversees medical equipment planning. With an extensive portfolio of multi-phase healthcare and research facility projects, McCarthy is ideally suited to take on healthcare and research projects of any size or complexity. Some of McCarthy’s other healthcare projects include Texas Children’s Hospital – Austin, Parkland Moody Center for Breast Health in Dallas, CHRISTUS Mother Frances Hospital – Tyler expansion, CHRISTUS Spohn in Corpus Christi, The University of Texas MD Anderson Cancer Center Alkek Hospital Expansion and The University of Texas MD Anderson Cancer Center The Pavilion expansion.

AUSTIN—McCarthy Building Companies, Inc. has begun construction on Texas Children’s Hospital for children and women in Austin. The freestanding hospital, which will serve families in Austin and Central Texas, is scheduled to be completed in the first quarter of 2024.

The 52-bed, 365,000-square-foot hospital will provide neonatal intensive care, pediatric intensive care, operating rooms, epilepsy monitoring, sleep center, emergency center, a fetal center for advanced fetal interventions and fetal surgery with a special high-risk delivery unit, postpartum care, diagnostic imaging, acute care, and an on-site Texas Children’s Urgent Care location. The hospital will have an adjacent 170,000-square-foot outpatient building offering expert care for numerous pediatric subspecialties, including cardiology, oncology, neurology, pulmonology, gastroenterology, rheumatology care, among others, along with approximately 1,200 free parking spaces.

McCarthy was selected as the general contractor, with Page as the project architect. The state-of-the-art building will be designed and constructed to receive a two-star rating from the Austin Energy Green Building (AEGB) program, which guides companies to design, build, and sustain healthy facilities for Austin communities. This will also be the first Construction Career Collaborative (C3) project outside of Houston. An initiative started by the Associated General Contractors (AGC) Houston chapter, C3 focuses on workforce training for the construction industry by promoting competitive wages and benefits, safety training, and craft training to attract and retain a qualified workforce.

“McCarthy has extensive healthcare construction experience, and we’re honored to work with Texas Children’s and be able to bring additional pediatric care to the people of Austin,” said Joe Jouvenal, McCarthy’s southern region president. “Our team has shown incredible flexibility in keeping this multi-building fast track project on schedule and overcoming multiple challenges in the design process.”

With planning taking place in 2020 during COVID-19, McCarthy worked on a virtual integrated design while collaborating remotely with different teams in multiple locations. Through this collaboration process, McCarthy worked to implement the Pull Planning method as part of the Last Planner System, which develops a coordinated approach for each phase of the project and emphasizes collaboration among the team. McCarthy partnered with the owner and design team early in the process to provide input on expedited permitting processes, constructability, continuous cost modeling, value engineering, and scheduling. One of the early challenges faced during the planning phase was designing a large campus for current and future expansion around an existing wetland, as well as over the Edwards Aquifer, while preserving many of the existing trees on a 24-acre site. The team had to be considerate of each environmental area throughout the design process.

McCarthy has worked on multiple projects with Texas Children’s, including renovations within the Jan and Dan Duncan Neurological Research Institute (Duncan NRI) in Houston, which includes a laboratory build out and 32,000 square feet of auditorium and conference space to host research symposia, scientific seminars, and other programs featuring experts in genetics, neurology, and neuroscience. Among other projects for Texas Children’s, McCarthy completed the Texas Children’s Specialty Care location in Austin, which included a build-out of 28,000 square feet consisting of an administrative suite, waiting areas, and clinical areas for various subspecialty services including allergy and immunology, cardiology, ophthalmology, pulmonology, and imaging services, among others.

With an extensive portfolio of multi-phase healthcare and research facility projects, McCarthy is ideally suited to take on healthcare and research projects of any size or complexity, while allowing the facility to remain operational during construction. Some of McCarthy’s other healthcare projects include CHRISTUS Spohn in Corpus Christi, The University of Texas MD Anderson Cancer Center Alkek Hospital Expansion and The University of Texas MD Anderson Cancer Center The Pavilion expansion.
