AMHERST, Ohio—Kansas City-based healthcare real estate group Monument Healthcare Development (formerly Astoria Healthcare Properties), in partnership with University Hospitals (UH), has announced the development of a health campus in Amherst. This is the first major development project in western Loraine County and is being considered by city leaders as a gateway to expansion and economic growth.

“It has been a pleasure working with the UH development team to bring this well-planned medical campus to Amherst. I am thrilled for our residents and surrounding communities with this facility and the specialty services that the Beaver Creek Medical Campus will bring to our area,” said Amherst Mayor Mark Costilow.

The campus will include two buildings, one being a state-of-the-art ambulatory surgery center (ASC) that will house five operating rooms and one procedure room. In addition, six recovery-focused Stay Suites™ will be in the same building as the ASC as part of the Muve program, a value-based surgical care program offered by ValueHealth. The ASC will focus on orthopedic surgical procedures, with the capacity for 800 total joint replacement cases per year. The facility will also provide general orthopedic, spine, ear, nose and throat, and pain management services on-site.

“University Hospitals Amherst Beaver Creek Surgery Center will deliver more value and a better patient experience closer to home,” said James A. Voos, MD, Chairman, Department of Orthopaedic Surgery, and Jack & Mary Herrick Distinguished Chair, Orthopaedics and Sports Medicine. “We have enjoyed working with Monument Healthcare Development and look forward to expanding our services in Lorain County.”

Following approvals from the City of Amherst, the UH Amherst campus plans to break ground in November 2022. A groundbreaking ceremony is scheduled for 2 p.m. on November 1, 2022 at 917 N. Lake Street, Amherst, OH. The media is welcome to attend. UH Amherst plans begin welcoming patients in the fourth quarter of 2023. The project’s development follows UH’s 2020 announcement that it had formed a joint venture to expand its ambulatory surgical network.

In addition to the ASC, the new UH Amherst health campus will feature a medical office building to house physicians and other providers across a variety of medical and surgical specialties and other ancillary services. These exciting new developments are in partnership with civil design firm CTL Engineering, architectural firm ESa, and J.E. Dunn Construction Company.

“We’re incredibly excited to work with all the partners involved in this project to bring the best possible care to this community,” said Monument Director Shawn Frost, “Together, we will help UH Amherst continue to create a lasting legacy of exemplary care.”

NASHVILLE, Tenn.—Oman-Gibson Associates (OGA), a full-service health care real estate firm based in Nashville, recently completed construction on a medical office building in partnership with Heritage Medical Associates. The 87,000-square-foot building, which is home to more than 25 physicians representing multiple specialties, is located at 325 Old Pleasant Grove Road in Mt. Juliet, Tenn.

The $30.6 million, three-story facility opened last month and features three procedure rooms, an imaging suite, infusion chairs, allergy shot stations, an impressive two-story entrance, an all-glass waiting area, window-filled corridors and a dedicated parking area. Heritage Medical Associates combined its previous Mt. Juliet office and Summit Medical Center offices into this one convenient location. The new building provides patients with access to a multitude of services including primary care, allergy, dermatology, ear, nose and throat (ENT), endocrinology/diabetes, gastroenterology, laboratory and rheumatology/arthritis. Diagnostic imaging will also be offered including bone density, CT scan, mammogram, ultrasound and x-ray technologies.

“Our new Mt. Juliet Medical Office Building allows our practice to bring more health care options to the Mt. Juliet community in an innovative and unique space,” said James Shill, chief executive officer of Heritage Medical Associates. “This facility includes a template design, so our different specialty areas have similar nurse station and exam room layouts, providing continuity throughout the space and the flexibility to move specialties around within the building, eliminating the need for future renovations. OGA provided us with a customized development experience, and they managed the entire project so we could continue to focus on what matters most to us, our patients.”

This is the second recent project OGA has completed for Heritage Medical Associates. In 2019, the two companies partnered on a 63,500-square-foot, multi-specialty medical office building in Brentwood, Tenn.

Currently, OGA has 225,000 square feet of medical real estate under development in the Nashville MSA and more than 500,000 square feet in current projects and deals in progress around the country.

Oman-Gibson Associates, dba OGA, founded in 1991, is a privately owned, full-service health care real estate and development firm based in Nashville. OGA offers a range of real estate services to clients, such as development, project management, acquisition, site selection and lease consultations.

The design firm on the project was ESa, and the general contractor was JE Dunn.

DALLAS — Parkland Health & Hospital System is scheduled to open an ambulatory clinic Jan. 17, 2017 that will be named after the hospital’s late Chief Executive Ron J. Anderson. The five-story, 227,420-square-foot facility will provide neurology, ophthalmology, orthopedics and urology services to patients.

Throughout his 40 years of involvement with Parkland Health, Anderson established a number of community-based health clinics in neighborhoods that lacked services. While he stepped down from the Parkland in 2011 after the hospital had failed several health inspections, Anderson was known to connect with disadvantaged patients on a personal level. About 12 of his clinics that were opened in underserved neighborhoods are still standing today.

Although Ron Anderson died in 2014, his presence will live on through the new ambulatory clinic at Parkland Health & Hospital System.

To continue his tradition of providing health care services to disadvantaged communities, the ambulatory clinic broke ground July 10, 2014. The building was substantially completed on Oct. 30, 2016.

Dallas-based FKP Architects was responsible for designing the interior of the hospital while Dallas-based VAI Architects was responsible for the exterior core and shell of the building. Kansas City, Mo.-based JE Dunn and Dallas-based Roberts O’Brien worked together as the general contractors.

One of the building’s main features includes a sky bridge that connects the ambulatory clinic to the main hospital on the second floor. An additional connection is made through the lower level, according to a statement from Parkland Health. Additional supplies and hospital equipment can be transported to the building through an underground tunnel.

The facility’s design also incorporates 171 exam rooms as well as four MRI machines, five CT scanners, three radiology units and seven ultrasound rooms with the capacity to expand. The facility also comes with a pharmacy that will operate 24/7, according to a statement from Parkland Health.

One of the biggest challenges during construction was that the building was designed several times based on changes. This also extended the construction schedule.

The ambulatory clinic will be located next to the DART green line, making it easier for staff and patients to access the hospital’s services. This also continues Anderson’s tradition of making services accessible to everyone in the Dallas community.

“Patients, family and staff members can easily get to the clinic via light rail or DART buses,” said Jerry Nickerson, Jr., Parkland’s interim vice president of facilities and development in a statement.

During 2016, there were more than 355,000 outpatient specialty clinic visits. In March of that year, Fred Cerise, M.D., MPH succeeded Anderson and is now in responsible for monitoring the ambulatory clinic’s progress while receiving feedback from patients and staff.
