OREM, Utah—NexCore Group, a leading healthcare real estate development, investment, and management company, has partnered with one of the nation’s leading providers of healthcare service, HCA Healthcare, to celebrate the groundbreaking of a new ambulatory surgery center (ASC) in Orem. The ceremony took place on April 16, 2024.

The new ASC will span 41,000 square feet and include 10 operating rooms, making it one of the largest surgery centers in HCA Healthcare’s nationwide portfolio. This facility is designed to support the growth of HCA Timpanogos Regional Hospital and its medical providers in the rapidly expanding Central Utah Valley. The ASC joint venture includes HCA’s Surgery Ventures Group, and Central Utah Surgical Center (CUSC), an independent surgical group based in nearby Provo.

This collaboration marks another project in a series of successful partnerships between NexCore and HCA. Austin Manning, CEO of HCA Timpanogos Regional Hospital, noted, “NexCore’s involvement in markets such as Denver and Houston has been beneficial. They were instrumental in addressing initial challenges with this project and have worked diligently to create a plan that aligns with the needs of the ASC’s physicians.”

Incorporating CUSC into the building not only accommodates the group’s growth but also establishes the ASC as a premier surgical center in the intermountain region. Dr. Rob Faux, a CUSC surgeon, expressed enthusiasm about the expansion: “Our high patient volumes mean we’re constantly at capacity. This new facility will allow us to expand and nearly double our current capacity.”

Scheduled to open in the second quarter of 2025, the ASC represents Phase 1 of a two-part development plan on a 6-acre parcel adjacent to Timpanogos Regional Hospital. Later this year, construction will begin on a 54,000 square-foot medical outpatient building (MOB) featuring outpatient services and offices for HCA providers as well as independent medical practices. NexCore is the developer for the MOB and has started pre-leasing for the space.

Teaming with NexCore to deliver the project are architect Boulder Associates and general contractor Layton Construction. Debt financing is being handled by Wintrust Bank, with equity provided by a joint venture with NexCore’s co-GP Fund and physician tenants.

NexCore President Jarrod Daddis remarked, “The Utah Central Valley is one of the fastest-growing regions in the country. This new surgery center, a collaborative effort between NexCore Group, HCA Healthcare, and Central Utah Surgical Center, will cater to the community’s present and future healthcare needs. GLENDALE, Ariz.—Denver-based healthcare real estate development firm NexCore Group will develop Banner Health’s newest multispecialty health center in the greater Phoenix area.  Banner Health’s new Class A, 130,000-square-foot clinic will encompass three stories of care space in the Aspera mixed-use development area in the northwest Phoenix suburb of Glendale. 

Banner Health already owns the Aspera development property, encompassing 17.5 acres of real estate located near 75th Avenue and the Agua Fria Loop 101 Freeway. 

“NexCore is proud to be selected by Banner Health, a premier health system that shares our dedication to providing convenient access to top-quality healthcare in the communities we serve, through strategically planned facilities to streamline costs while maximizing value for patients,” said Todd Varney, chief development officer and managing partner of NexCore.

Varney added that the new facility will jibe with Banner Health’s mission to offer patients the highest possible care in a collaborative care environment via efficient facilities that offer the most feasible interactions between staff and patients. 

“The Banner Health Center promises to be a valuable healthcare asset to the growing community of Glendale, bringing a multitude of the most anticipated services to the area surrounding the Aspera development,” Varney said. 

The Glendale Banner Health Center will offer specialized care in family medicine, comprehensive clinical services, orthopedics, general surgery, dermatology, gastroenterology, cardiology, endocrinology, internal medicine and OB/GYN services.  When completed, the new facility will also entail labs, a pharmacy and imaging services.

“We’re excited to begin work on our newest Banner Health Center, continuing our long-standing commitment to providing care in the Northwest Valley,” Scott Nordlund, chief strategy and growth officer for Phoenix-based Banner Health, said in a statement, adding that the Glendale section of the greater Phoenix area’s valley continues to see an uptick in growth—thereby requiring more healthcare space and professionals. 

“Along with that growth comes the need for easy and convenient access to quality primary care and specialist services like those we’ll offer at the new Banner Health Center,” Nordlund said. 

Banner Health owns and operates 28 acute-care hospitals as well as nursing and other care facilities in Arizona and five other western states. 

NexCore, named one of the top Healthcare Real Estate Developers in the nation by Modern Healthcare magazine, has already developed, leased and/or owns more than 1 million square feet of healthcare facilities in the Grand Canyon State alone.  The national healthcare builder will provide strategic facility and operational planning, design, development, construction, project management and financing for the Glendale Banner Health Center project.

The new healthcare facility in Glendale is scheduled to break ground in January and open to the public in early 2021.

SHERWOOD, Ark.Denver-based NexCore Group has unveiled its CHI St. Vincent Arkansas Neuroscience Institute (ANI) in the northern part of the Little Rock region, the firm announced.  The ANI will be cited adjacent to CHI Health’s North Little Rock hospital campus, located at 6020 Warden Road in Sherwood.

The new clinic will be utilized by healthcare professionals to help treat patients across a range of neurological disorders in a 42,133-square-foot specialty medical office building (MOB).  Of that total, 3,767 square feet will be utilized for a new cranium lab.  Additionally, the facility will host a 3,540-square-foot auditorium and make use of 3,600 additional square feet of clinical space. The new building offers 14,000 square feet of independent physician office space.  This will allow medical practitioners room to grow their own private rosters of patients while making full use of the greater medical facilities of the ANI.

The facility will also offer specialized areas for skull base surgery, vascular neurosurgery, neuro-oncology spine and spinal cord surgery, epilepsy surgery, and surgery for movement disorders under a comprehensive program to address all manner of neurological disorders.

COUNCIL BLUFFS, Iowa—Healthcare real estate developer NexCore Group of Denver officially unveiled its medical office building (MOB) prototype in Council Bluffs, at a ribbon-cutting event held May 30.  The 37,800-square-foot CHI Health Clinic Valley View is the first clinic to open based on the prototype as part of CHI’s initiative to replace aging facilities in areas undergoing rapid growth in their healthcare needs.

The new clinic at 1288 Valley View Drive will provide primary care, priority care, women’s health specialists, pediatricians as well as services for behavioral health, urology, dermatology, diabetic education, radiology ultrasounds and physical therapy.

At the ribbon-cutting on May 30, NexCore Group Chief Development Officer and Managing Partner Todd Varney said that his firm remains committed to “innovative, efficient and cost-effective real estate solutions” to the healthcare space needs of the future. 

“The CHI Valley View Clinic was born out of effective and scalable prototypes that can be quickly and easily adjusted to meet market needs and patient volumes,” Varney said at the unveiling.  “NexCore’s mission is to deliver high-quality, next-generation healthcare facilities that satisfy the needs of the most demanding patients and clients, and CHI Valley View reflects those ideals beautifully.”

Ann Schumacher, president of CHI Health Mercy Council Bluffs, said that the new CHI Valley View is four times the size of the old facility, and brings together successfully various care options under one roof. 

“We recognize that the way you get healthy is with your physician and provider partners,” Schumacher said.  “This was built with that in mind so that care, radiology, pharmacy and all the things you need to keep yourself healthy are going to be right here on site.”

The prototype developed by NexCore and CHI Health includes three scalable buildings encompassed in an adaptable steel structural frame that can accommodate future growth. 

The CHI Health Clinic Valley View iteration won the “Best New Development, Medical Office Buildings (MOBs) and Other Outpatient Facilities, 25,000 to 49,999 square feet” category at the HREI Insights Awards held in December. 

NexCore provided strategic and business planning, as well as site analysis and acquisition and development services for the Council Bluffs project, which opened its doors for patients June 3.

NexCore has developed and acquired over 10 million square feet of healthcare facilities in the last quarter-century and has been recognized as one of the Top Healthcare Real Estate Developers by Modern Healthcare magazine.
