OREM, Utah—NexCore Group, a leading healthcare real estate development, investment, and management company, has partnered with one of the nation’s leading providers of healthcare service, HCA Healthcare, to celebrate the groundbreaking of a new ambulatory surgery center (ASC) in Orem. The ceremony took place on April 16, 2024.

The new ASC will span 41,000 square feet and include 10 operating rooms, making it one of the largest surgery centers in HCA Healthcare’s nationwide portfolio. This facility is designed to support the growth of HCA Timpanogos Regional Hospital and its medical providers in the rapidly expanding Central Utah Valley. The ASC joint venture includes HCA’s Surgery Ventures Group, and Central Utah Surgical Center (CUSC), an independent surgical group based in nearby Provo.

This collaboration marks another project in a series of successful partnerships between NexCore and HCA. Austin Manning, CEO of HCA Timpanogos Regional Hospital, noted, “NexCore’s involvement in markets such as Denver and Houston has been beneficial. They were instrumental in addressing initial challenges with this project and have worked diligently to create a plan that aligns with the needs of the ASC’s physicians.”

Incorporating CUSC into the building not only accommodates the group’s growth but also establishes the ASC as a premier surgical center in the intermountain region. Dr. Rob Faux, a CUSC surgeon, expressed enthusiasm about the expansion: “Our high patient volumes mean we’re constantly at capacity. This new facility will allow us to expand and nearly double our current capacity.”

Scheduled to open in the second quarter of 2025, the ASC represents Phase 1 of a two-part development plan on a 6-acre parcel adjacent to Timpanogos Regional Hospital. Later this year, construction will begin on a 54,000 square-foot medical outpatient building (MOB) featuring outpatient services and offices for HCA providers as well as independent medical practices. NexCore is the developer for the MOB and has started pre-leasing for the space.

Teaming with NexCore to deliver the project are architect Boulder Associates and general contractor Layton Construction. Debt financing is being handled by Wintrust Bank, with equity provided by a joint venture with NexCore’s co-GP Fund and physician tenants.

NexCore President Jarrod Daddis remarked, “The Utah Central Valley is one of the fastest-growing regions in the country. This new surgery center, a collaborative effort between NexCore Group, HCA Healthcare, and Central Utah Surgical Center, will cater to the community’s present and future healthcare needs. I’d like to extend my gratitude to the entire team for their dedication in launching the first phase, with a new adjacent medical outpatient building to follow shortly.”

CAMPBELL, Calif.—Hammes, a leader in healthcare development, recently completed the development of a new ambulatory surgery center located at 2605 South Winchester Boulevard in Campbell. Silicon Valley Surgery Center is a joint venture between Surgery Ventures, powered by HCA Healthcare, and more than 50 multi-specialty physicians.

The Silicon Valley Surgery Center team relocated from existing locations to the new, 24,000-square-foot, state-of-the-art surgery center at the end of 2023. The new facility was previously a lab before Hammes converted it into a surgery center. As the developer, Hammes led the rezoning process and worked with the local municipality and regulators to meet all requirements for this unique adaptive reuse project.

The new surgery center includes six operating rooms and two procedure rooms. It supports several surgical specialties, including colon and rectal surgery, gastroenterology, obstetrics and gynecology, orthopedic surgery, otolaryngology, pain management, podiatry, surgery of the hand, plastic and reconstructive surgery and urology, as well as general surgery.

KANSAS CITY, Mo.—Hammes, a nationally recognized leader in healthcare development, broke ground on the new Blue River Surgery Center in Kansas City on November 1. The new ambulatory surgery center is being developed on behalf of the HCA Healthcare Mid-America Division in collaboration with more than 20 physician partners.

Hammes is serving as the developer for the new 22,500-square-foot facility, which is expected to open in late 2023.

The new Blue River Surgery Center will complement HCA Healthcare’s existing mix of surgery center locations throughout the Kansas City market. The facility will include five operating rooms and two specialty procedure rooms for orthopedic, gastroenterology and other multi-specialty cases in a fast-growing area in south Kansas City.

AUSTIN, Texas—Brasfield & Gorrie recently celebrated the topping out of HCA St. David’s North Austin Women’s Services expansion and renovation. The topping out ceremony celebrates the completion of the building’s structure and is an opportunity to thank those involved in the construction.

“We’re grateful for our ongoing relationship with HCA Healthcare and excited to expand our presence in Texas,” said Brasfield & Gorrie Vice President and Division Manager Chris Wall. “Healthcare facilities have a direct effect on the areas they serve, and we are honored to play a role in building this strong community.”

The four-story, 166,369-square-foot vertical expansion will add to the Women’s Center four Caesarean section operating rooms, 36 labor/delivery/recovery/postpartum rooms, 59 postpartum rooms, and 24 antepartum rooms. Following the vertical expansion’s completion, Brasfield & Gorrie will renovate 28,325 square feet of interior space, adding 30 neonatal critical care unit beds, 36 neonatal intensive care unit beds, and four postpartum rooms. Brasfield & Gorrie is also working on a one-story, 21,214-square-foot vertical expansion at HCA St. David’s North Austin Medical Center. That project will add 32 medical surgery patient rooms. The general contractor is including prefabricated exterior wall panels and bathroom pods on that addition.

Brasfield & Gorrie’s past work for HCA Healthcare includes Medical City Dallas renovation and Medical City Dallas Women’s Hospital, as well as projects in Florida, South Carolina, Tennessee, and Virginia. Brasfield & Gorrie has worked in Texas for more than 20 years and established its first office in the state in 2011.

GAINESVILLE, FORT MYERS, THE VILLAGES, Ffa.—HCA Healthcare recently announced plans to build three new acute care hospitals in Florida to help meet the state’s growing need for healthcare services.

The new hospitals include a 90-bed acute care facility in Gainesville, a 60-bed hospital near The Villages and a 100-bed acute care hospital in Fort Myers. Construction is expected to begin next year.

HCA Healthcare currently has 47 hospitals in the state, where its comprehensive network of care, which includes more than 400 affiliated sites, is known as HCA Florida Healthcare. The facilities will complement HCA Florida Healthcare’s existing presence in those rapidly growing communities.

“Florida continues to experience rapid population growth, and the addition of these new hospitals will help HCA Florida Healthcare meet the increasing need for acute care services in these areas,” said Sam Hazen, chief executive officer of HCA Healthcare. “We are excited to expand our presence in the state and enhance our ability to care for patients.”

The new hospitals are a continuation of HCA Healthcare’s recent commitment in Florida where the organization has invested approximately $3 billion over the last three years. This includes the $360 million HCA Florida University Hospital, which opened earlier this month, as well as significant renovations and expansions across the state to accommodate new, state-of-the-art equipment.

AUSTIN—General contractor Brasfield & Gorrie has been awarded the construction contract for an expansion of HCA St. David’s North Austin Medical Center Women’s Center. The company has also started work on a one-story vertical expansion at HCA St. David’s North Austin Medical Center. The projects are the first the general contractor has built in Austin.

“Brasfield & Gorrie is dedicated to building strong communities, and we’ve been hard at work in Texas for 30 years,” said Vice President and Division Manager Chris Wall. “We’re honored to extend our long relationship with HCA Healthcare into Austin, expanding a facility that cares for the city’s rapidly growing population.”

The Women’s Center four-story vertical expansion project will consist of a 166,369-square-foot addition, including 4 C-section operating rooms, 36 labor/delivery/recovery/postpartum rooms and 24 antepartum rooms. Following the completion of the vertical expansion, Brasfield & Gorrie will renovate 28,325 square feet of interior space, adding 30 neonatal intensive care unit beds and 32 full-term nursery beds and 4 post-partum rooms.

The North Austin Medical Center project will add 21,214 square feet and 32 medical surgery patient rooms. It will include prefabricated exterior wall panels and bathroom pods. With prefabrication, off-site work can run concurrently with activities on site. Less work is contingent on weather conditions or material delivery lead times, which is an advantage for maintaining project schedules. Minimizing the number of workers on site also increases safety.

Earl Swensson Associates is the architect on both projects. The one-story vertical expansion at HCA St. David’s North Austin Medical Center is scheduled for completion in the second quarter of 2022. The Women’s Center four-story vertical expansion is scheduled for completion during the fourth quarter of 2023.
