MARINA DEL REY, Calif.—The new Cedars-Sinai Marina del Rey Hospital has been quickly rising in recent weeks. Since October, it has grown from a block-long hole in the ground hidden by construction fencing to an eight-story tower stretching high above the street.

Cranes standing 200 feet tall hoist giant beams from trucks arriving daily with fresh supplies of steel. Piece by piece, the beams are lowered into place, framing the profile of the new nine-story community hospital that is expected to be ready for patients in 2026.

“What we see today are the steel columns and beams that form the structure for the hospital and the floors of the hospital; we’re seeing it literally come out of the ground,” said Zeke Triana, AIA, vice president of Facilities Planning, Design and Construction at Cedars-Sinai. “It brings me a lot of joy because I’ve been involved with the planning of this since Day 1.”

The new building will replace the current two-story hospital that has been serving the community for more than 50 years. The new hospital will have an expanded emergency department, additional private patient rooms, state-of-the-art operating rooms, cardiac catheterization and gastroenterology labs, and interventional procedure suites to treat patients with complex needs, such as treatments for strokes and other image-guided interventions.

The design plan reflects the natural environment of the marina. Different colored glass on the hospital’s façade will create subtle waves. Those curves and colors will flow into the lobby where a large staircase will guide visitors up to a surgical waiting area. Large windows will bathe the interior in natural light and make the hospital easier to navigate on the higher floors, Triana said.

“When you get up to the patient areas and the elevator opens, on one side you will have views of the marina, on the other side you will have views of the hills, and it’ll be just a wonderful patient experience for everyone,” Triana said.

“They’re looking forward to everything from new top-of-the-line equipment to new linens–it’s a whole new care environment,” said Courtnay Caufield, DNP, RN, chief nursing officer of Cedars-Sinai Marina del Rey Hospital. “The care team members have been talking about not only the ability to deliver exceptional care, but they also are looking forward to the warm and open environment for themselves. We will have so much more space, including calm places to walk and take breaks, to get outside and appreciate the fresh air.”

At the construction site, workers bolt and weld beams and columns into place and prepare the tower for the mechanical systems–air vents and pipes–that will be hidden away behind ceilings and walls. Next, they’ll pour the concrete floors, and the glass façade will follow shortly after.

“As we’ve been practicing at our current facility every day, the nurses look up and see another steel beam or a level every day, and it’s saying, ‘This is really happening–we are moving,’” Caufield said. “This wonderful creation of a space that provides the ability to provide the care that our community deserves–we’re all so excited-and it grows one beam closer every day.”

TARZANA, Calif.-The new Tarzana Medical Atrium (TMA), on the campus of Providence Cedars-Sinai Tarzana Medical Center, celebrated its “topping-off” with a beam signing ceremony and has passed the midway point of construction. TMA Owner Steve Loo, project executives, and representatives from the architect, engineering, and construction companies building TMA signed the 31-foot, 1,085-pound final beam of the steel structure.

The three-story, 90,000-square foot Class A medical office building, located at 5411 Etiwanda Ave. in Tarzana, sits on a two-acre site adjacent to Providence Cedars-Sinai Tarzana Medical Center. Medical Asset Management (MAM) is managing the project, which will be the first new building in 25 years on the hospital campus. It is being built on what was previously a paved parking lot. The project will also include a 420-space parking structure with valet assist.

“The topping-off and placing the final beam is a great symbol of the progress on the project, which has been years in the making,” said Mitch Yankowitz, co-managing partner of Medical Asset Management. “It has taken a long time to get to this point, but the project is heading towards completion, we’ve pre-leased approximately two-thirds of the building, and we’re excited to provide a first-class addition to the medical community in the San Fernando Valley.”

The ground floor of TMA will be built to accommodate California Office of Statewide Health Planning and Development medical uses (known as OSHPD 3) such as an ambulatory surgery center or dialysis center. Providence Cedars-Sinai Tarzana Medical Center has already committed to use half of the ground-floor space, which will feature a two-story lobby atrium. The second and third floors are also partially leased. The remaining space is designed to best accommodate larger groups or services at a minimum of 5,500 square feet.

Medical Asset Management (www.medicalasset.com) is a leading full-service real estate brokerage and asset management company that specializes in medical office buildings and healthcare real estate. With multiple offices in Southern California, MAM understands that operating a medical office building can be an extremely complex task, including after-hours access, HIPAA privacy codes, janitorial Roanoke and medical waste requirements, and ADA access. MAM emphasizes that the property manager is responsible for satisfying the needs of the tenants in the most cost-effective manner possible.

MAM estimates that the facility, designed by Boulder Associates, Inc. and built by Millie & Severson, will be an employment catalyst for the area by providing space for more than 200 well-paid medical and healthcare industry jobs. Meantime, the project is providing about 100 construction-related jobs. Additionally, Parkco Building Company is the design-builder for the parking structure, Stantec is the civil engineering firm on the project, and SimmsCo, Inc. performed land use, planning, and building permitting services, and will provide additional plan-check and permit services, as needed.

Construction continues on the office building and parking structure, which are scheduled for completion by the end of 2019.
