CHARLOTTE, N.C.—DLR Group | WMBA’s design for the new bed tower, known as Palmetto Tower, has expanded the patient capacity for the Atrium Health Pineville campus. Atrium officially opened the doors to new patients on Dec. 8, 2021, adding 45 new rooms to their operation.

“We’re proud to work with a client partner like Atrium Health who is recognized nationally by U.S. News and World Report as one of the best hospitals in this region,” said DLR Group | WMBA Principal John Beyer. “Our innovations in prefabricated design of patient rooms has not only become the standard for future design with Atrium, but it contributed directly to improving turnaround, opening two-months ahead of schedule while saving the client $10 Million dollars in construction costs.”

The new, eight-story, 236,000-square-foot patient tower increases capacity from 262 licensed beds to 307. Each room features flexible options to transition between a variety of care levels, from acute care rooms to an intensive care unit, to rehabilitative care. The top two floors of the Palmetto Tower remain open for future expansion

The prefabricated pods allowed multiple room units to be delivered and installed in one day. It eliminated punch lists on individual rooms, reduced weather delays, and risk of injuries due to single-sourcing up to 12 trades all within the production process at the factory. This method of design and construction also improves sustainability factors, reducing fuel and emissions through elimination of deliveries and local disturbances to the site, as well as minimizing on-site material waste.

DLR Group is an integrated design firm delivering architecture, engineering, interiors, planning, and building optimization for new construction, renovation, and adaptive reuse.

CHARLOTTE—Atrium Health has opened new, state-of-the-art facilities in Charlotte’s Midtown neighborhood. Brasfield & Gorrie served as the general contractor and the Beck Group was the architect for the project.

Atrium Health Kenilworth Medical Plaza I and II is a $228.1 million investment into improved care. The more than 400,000-square-foot plaza integrates a range of top-rated specialty services across disciplines into one location. Patients will have access to outpatient care across the medical spectrum, including teams from Atrium Health Sanger Heart & Vascular Institute, Atrium Health Neurosciences Institute, Atrium Health Pharmacy, Atrium Health Perspective Health & Wellness, gastroenterology, infectious disease, palliative care, pulmonology and urology.

Kenilworth Medical Plaza I will be the new flagship location for Sanger Heart & Vascular Institute, bringing many of its outpatient services under one roof. Sanger Heart & Vascular Institute – Kenilworth includes five floors of complex specialty care services.

CHARLOTTE, N.C.—Flagship Healthcare Properties, based in North Carolina’s largest city, has successfully leased out its medical office building at 1900 Scott Avenue, thereby returning the medical office building (MOB) facility to 100 percent occupancy.

The entire first floor of the MOB will be rented out by national healthcare provider Veritas Collaborative, a firm that specializes in the treatment of eating disorders. Just one floor up from Veritas, Atrium Health has signed a lease for the building’s entire second floor, where it will open a new practice in pediatrics. The two-story, 17,272-square-foot class “A” MOB at 1900 Scott Avenue is situated less than a mile from Atrium Health’s Carolinas Medical Center.

“Veritas Collaborative is thrilled to have a permanent space to serve persons with eating disorders and to have a central location that is easily accessible,” Dr. Preeti Matkins, executive director of Veritas Collaborative Charlotte, said in a recent statement. “Being close to medical hospitals and to food service were major factors in choosing this site.”

The 1900 Scott Avenue MOB space offers on-site building signage, access to all of the major interstate highways in the Charlotte region as well as a surface parking ratio of five per 1,000.

“I am very pleased to have secured these two leases in the dynamic Midtown submarket,” said Reed Griffith, partner and executive vice president of leasing and brokerage for Flagship. “We now have a strong tenant mix to continue the legacy of healthcare services at 1900 Scott Avenue.”

The negotiators who worked on the lease deal entailed Sue Back with Davis Moore representing Veritas Collaborative and Marshall Williamson of Lincoln Harris working on behalf of Atrium Health. Flagship’s own Reed Griffith represented the landlord on both lease deals.

Flagship manages nearly 4 million square feet of healthcare real estate across at over 150 properties and has also developed or acquired properties valued at over $600 million.

CHARLOTTEAlabama-based general contracting firm Brasfield & Gorrie announced that it has topped out the first phase of its new Pappas Properties medical office building in downtown Charlotte. Brasfield & Gorrie officials were on hand to celebrate the milestone along with project partners Atrium Health, Pappas and architecture and design firm the Beck Group at the site of the medical complex, located at Kenilworth Avenue and Harding Place in Charlotte’s Midtown district.

The structure is to be the first of two medical office buildings in the development, the company announced. Construction began in May, with the entire project slated for completion sometime in the third quarter of next year.

Brasfield & Gorrie is building the pair of medical office buildings and a nine-level parking deck for client Atrium Health. The first building entails 200,000 square feet of space on top of two levels of cast-in-place parking.

A new outpatient facility will offer healthcare services ranging from cardiac rehabilitation, state-of-the-art imaging rooms as well as other spaces for cardiovascular services. The five-story facility will be known as the “Atrium Health’s Sanger Heart & Vascular Institute – Kenilworth” location.

“We are grateful for our ongoing relationships with both Pappas Properties and Atrium Health,” Brasfield & Gorrie Vice President and Division Manager Michael Byrd said in a statement. “This facility will increase healthcare accessibility in Charlotte in an area where residents can live, work and play.”

“Pappas Properties is honored to have partnered with Atrium in joining our vision for the future delivery of community healthcare, anchored within a multi-faceted mixed-use project,” added developer Pappas Properties CEO and founder Peter A. Pappas.

The building housing medical facilities itself will be joined with the precast parking deck, which offers spaces for 1,400-plus vehicles. The parking deck will be connected to the medical office buildings via a four-level pedestrian bridge,

“The Beck Group is very proud to be collaborating with Atrium and Pappas Properties on such a unique opportunity,” the Beck Group National Director of Healthcare Sean Wilson said in a statement. “This project is the first of many that will transform the way care is delivered in the city of Charlotte and our neighboring communities.”

“This campus will be further developed in phases and include additional medical, residential, hotel, and restaurant uses that will further amenitize the site,” Peter A. Pappas said in May, according to the Birmingham Business Journal.

Brasfield & Gorrie was founded in 1964 and now boasts 12 offices across the country. The company reported 2018 revenues of $3.3 billion.

CHARLOTTE, N.C.—General contractor Brasfield & Gorrie, founded in 1964 and based in Birmingham, Ala., has begun constructing a pair of state-of-the-art Atrium Health medical office buildings and a nine-level parking deck set amid the Pappas Properties Midtown development, which is located at Kenilworth Avenue and Harding Place in Charlotte.  

Pappas Properties, founded in 1999 and based in the “Queen City,” develops and manages residential and mixed-used projects, according to their website.  The firm has developed many similar properties in the greater Charlotte area, including in the neighborhoods of Birkdale, Sharon Square and Midtown.  The firm also provides asset management and consulting services to various client firms.

“The Pappas Properties team is excited to work with Brasfield & Gorrie in delivering these state-of-the-art facilities as an outstanding foundation to our mixed-use campus,” CEO and president of Pappas Properties Peter A. Pappas said in a statement. “This campus will be further developed in phases and include additional medical, residential, hotel, and restaurant uses that will further amenitize the site.”

Brasfield & Gorrie, one of the country’s biggest privately held general contractors, has over 3,000 employees spread across 12 offices countrywide. 

“We commend Pappas Properties for their long-term vision for this noteworthy development,” Brasfield & Gorrie Vice President and Division Manager Michael Byrd said in a statement.  “Their incorporation and revitalization of Pearl Street Park will create a live/work/play environment in a new part of our city.
