MANHASSET, N.Y.—Seventy years after North Shore University Hospital (NSUH) first opened its doors, the Level I trauma center and quaternary care teaching hospital announced in early February the completion of the Petrocelli Surgical Pavilion, a landmark decades-long project that will transform health care in the region. The $560 million, 288,000-square-foot tower will complement nationally recognized cardiac, neurosurgery and transplant programs.

This investment by Northwell Health, New York State’s largest health care provider, represents one of the most significant projects of its kind in the New York Metro area and is an affirmation of its commitment to the communities that it serves. About 40 percent of all patients at NSUH come from Queens while another 5 percent travel more than 100 miles to seek care there.

New York-based Skanska USA broke ground on the capital project in April 2020, which was made possible, in part, through a significant gift from Attilio and Beverly Petrocelli. For nearly 30 years, the Kings Point, LI, couple has supported the health system through numerous development projects and programs at NSUH and Cohen Children’s Medical Center in New Hyde Park. In addition to the Petrocellis, other significant donors to the project include Sandra Atlas Bass, Arlene and Arthur Levine, Clifford and Randi Lane, Rahat and S. Zaki Hossain, Pamela and Laurence Tarica, Flora and Frank Lalezarian, Jodi and Robert Rosenthal, Linda and Seth

Horowitz of the G. & B. Horowitz Family Foundation, and the Peter & Jeri Dejana Foundation.

NSUH, which has 756 licensed beds and treats more than 90,000 patients each year, is home to the Sandra Atlas Bass Heart Hospital (SABHH), the Katz Women’s Hospital, neurosurgery, multi-organ transplant services and one of the busiest emergency departments in the region. NSUH is a Magnet-recognized hospital by the American Nurses Credentialing Center, which spotlights excellence in nursing. In 2023, CMS gave the hospital its highest 5-star rating while US News & World Report named the hospital No. 1 in New York State and top 22 nationally.

The Petrocelli Pavilion will feature 18 operating rooms (ORs), including three hybrid rooms with advanced imaging, along with 132 intensive care rooms (ICUs). Hybrid ORs combine a traditional OR with an image-guided interventional suite, allowing for highly complex, advanced surgical procedures. This project will upgrade and expand the critical care capabilities of NSUH to ensure ever more exceptional care. Following a period of intensive staff training in the new surgical tower, patients will relocate to new critical care units and surgeries will begin later this month.

The new pavilion will serve as home to the SABHH and feature a concierge entrance for cardiac patients and their families. This cardiac program includes the most experienced heart team in New York, which delivered more cardiac care than any other health system in New York State in 2022 with 660,000 ambulatory visits, 38,000 inpatient discharges, 8,700 coronary interventions, 3,900 thoracic surgeries, 3,300 cardiac surgeries and 2,800 cardiac ablations. SABHH led the way. The cardiac hospital was also named one of America’s 50 Best Hospitals for Cardiac Surgery by Healthgrades.

The Northwell Health Transplant Institute at NSUH features Long Island’s only heart, liver and lung transplant programs. In 2023, it completed its 150th liver transplant since the program first began in 2019 while the heart program celebrated its 100th heart transplant since 2018. Northwell’s transplant program began with kidney in 2007 and added lung in 2022, opening access to thousands of New Yorkers who otherwise would have to go into Manhattan for care.

Northwell features one of the largest academic neurosurgery departments in the nation and the department of neurosurgery at NSUH was recently ranked 19th in the nation for neurology and neurosurgery by U.S. News, its highest ranking to date. The department will perform its 2,000 cases a year in the Petrocelli Surgical Pavilion, outfitted with the latest innovative operative technology and a hybrid OR specially designed for neurosurgical procedures. Patients will also benefit in their post-operative care from the state-of-the-art 22-bed neurosurgical ICU.

To build the pavilion, Skanska employed numerous innovative and emerging technologies throughout the construction process. This included utilizing drones equipped with high-resolution cameras and sensors to provide real-time insights into construction progress and site conditions. The firm used 3D modeling and weekly 360-degree image and video capture to better assess progress. The result is one of the most sophisticated environments anywhere.

CAPE CORAL, Fla.—Skanska USA, a leading construction and development firm, has announced the delivery of Lee Health’s 12-bed intensive care unit (ICU) expansion at Cape Coral Hospital. Located at 636 Del Prado Blvd., the healthcare project consisted of an 11,190-SF vertical expansion to support Cape Coral’s growing population and reduce wait times for patient treatment. In addition to adding 12 ICU rooms and staff support areas with a tie-in to the existing second floor, the renovation also increased its dialysis units from four to six.

The expanded ICU now features a first-of-its-kind HVAC pandemic mode system, which can transform the unit into a negative pressure environment to contain and prevent the spread of infectious disease. The negative pressure unit was built to closely replicate Lee Health’s Gulf Coast Medical Center’s 52-bed ICU expansion in Fort Myers, FL.

“We are proud to partner with Lee Health to deliver this hospital expansion that caters to the ever-growing healthcare needs of Southwest Florida,” said Bob Kramer, Vice President and Account Manager for Skanska’s Florida building operations. ” We construct buildings that will change the lives of people who enter and we are pleased to deliver a facility that will play a key role in helping to further advance Florida’s healthcare system for the benefit of the communities we serve.”

With a construction budget of $9 million and designed by architecture firm Studio+, Cape Coral Hospital serves as the healthcare hub for one of Southwest Florida’s largest cities. It also boosts bed capacity from 291 to a total of 303, bringing more options for critical care to the growing area.

As a leader in healthcare construction, Skanska has completed several transformative hospital and medical projects throughout Florida, including the expansion and renovation of the Gulf Coast Medical Center in Fort Myers; the state-of-the-art medical facility Orlando Health Jewett Orthopedic Institute in Downtown Orlando; and the renovation of the Salah Foundation Children’s Hospital at Broward Health. Currently, Skanska is also leading the construction of a new 580,000-square-foot, seven-story acute care hospital in Lakeland, Fla.

SAN JOSE, Calif.—Skanska recently completed Sutter Health’s Samaritan Court Ambulatory Care and Surgery Center (Samaritan Court), a three-story, 69,000-square-foot medical office building that allows the client, Sutter Health, to offer patient access to more convenient, affordable and connected care across the region.

The project’s completion continues Skanska and Sutter Health’s enduring working relationship and further cements the construction firm as a leading provider of healthcare projects throughout the region, and beyond. In addition to leveraging several innovative construction tactics, Samaritan Court marks the first instance in which a general contractor collaborated with all trade partners (mechanical, electrical, plumbing, framing and drywall) on layout strategy and responsibilities simultaneously, done via the use of Dusty Robotics, delivering the project nearly three months ahead of schedule at a cost savings of approximately $3 million for the client.

Located near the border of San Jose and Los Gatos in Santa Clara County, Samaritan Court brings together 34 physicians within Palo Alto Medical Foundation from 12 medical specialties, along with a clinical lab, imaging suite and an ambulatory surgery center, designed to make care more convenient and affordable for patients and providers. The completion of Samaritan Court is a key part of the client’s broader plan to build more than two dozen ambulatory care centers across Northern California over the next four years.

Despite significant project challenges including the COVID-19 pandemic and supply chain delays, Skanska leveraged innovative construction technologies such as the use of Dusty Robotics, virtual punch list, and Takt Planning, to relay efficiencies to all project partners, including the architect/designers, owner, trade partners, and equipment specialists, delivering the project nearly three months ahead of schedule at a cost savings of nearly $3 million for the client. The team used an integrated form of agreement (IFOA), which, throughout the pandemic, helped stimulate creative ideas and planning remotely.

To ensure the project was delivered ahead of schedule, the team focused on rework to determine where improvements could be made to cut rework in half in comparison to projects of similar size and complexity, implementing major changes to the traditional project delivery process. In the goal-setting stage, the project team determined the average number of punch list items on similar projects that could be used as a baseline for measuring rework. The team analyzed historical data from comparative healthcare projects and found the typical project averaged 250 punch list items per 10,000 square feet. Using this metric, the Samaritan Court team altered the process by starting punch list activities during the design and preconstruction phases rather than in the closeout phase when work has been put in place.

Over three hundred conditions were resolved in two months, not counting the many conditions that would have been repeated multiple times. Based on historical data, these items would have caused a delay of up to 30 days and cost more than $100,000 to resolve.

The virtual punch list allowed each stakeholder to review final conditions—furniture, casework and equipment placement, ADA clearances, device and outlet alignment, utility connections and item placements that would require unique finish details—in the building model, ultimately allowing the team to achieve its goal of cutting rework by 50 percent on the project.

Skanska worked extensively with all trade partners specializing in mechanical, electrical, plumbing, framing and drywall, to facilitate a combined layout plan in a first-of-its-kind collaboration and implementation of Dusty Robotics, which offers robot-powered tools to save time and improve results through BIM-driven layouts. Once layout work was complete, a single file was uploaded to Dusty Robotics where a 2-D draft is processed and printed onto the floor. Skanska’s work provided a faster, more accurate and clearer layout that all trade teams could utilize, working together simultaneously to further reduce field errors and relaying an added benefit of time and cost savings to the client team.

Additionally, the project team leveraged the use of Takt Planning, and set an aggressive goal to learn and implement related strategies to have a single schedule for all project partners, including the architecture/design team, owner, trade partners and equipment specialists.

The design team, Boulder Associates, brought the client’s vision to life for a warm, timeless, easy-to-maintain, and inviting space by incorporating warm woods, recessed modern lighting, natural stone and visually stimulating wayfinding graphics into the project’s interior design.

Samaritan Court boasts strong wayfinding throughout the building with local flora and fauna elemental themes assigned to each floor, such as water, pebbles and trees. In collaboration with signage and art consultants, the team added a breakdown of natural elements to assign to each medical practice in the form of graphics, aimed to create an intuitive and self-sufficient overall feeling and orientation in the building for both patients and staff.

Key operational and planning considerations for the design focus on providing patient-centered care by aligning the care model and technology with the built and natural environments to achieve the best outcomes for end users.

Elemental design highlights included:

  • Designing the building to have a single entry/exit for patients, promoting clear wayfinding.
  • Centralizing reception areas for upper floors at the patient entry points.
  • Centralizing waiting spaces on upper floors to allow a variety of clinical services to share seating and maximize efficiency for staff movement.
  • Localizing departments to achieve the greatest operational efficiency for the best patient care with ease of access to core modalities including Diagnostic Imaging and Laboratory Services.
  • Allowing departmental adjacencies to share point-of-care rooms and support spaces between clinic modules and services.
  • Locating the surgery center on the first floor for ease of patient access and discharge.
  • Orienting patient care and recovery rooms toward pleasant views of the natural environment to encourage patient recovery.

CHARLOTTESVILLE, Va.—Skanska USA has announced the completion of its expansion and renovation of the University of Virginia (UVA) Medical Center located in Charlottesville. The project, which began construction in June 2015, provides much-needed additional capacity to the facility’s Emergency Department as part of the completion of a 430,000-square foot, 14-story expansion and 90,000 square feet of renovation work.

“The completion of this project provides the UVA Medical Center with additional capacity and upgraded facilities to address the surrounding community’s growing demand for healthcare,” said Greg Peele, executive vice president/general manager for Skanska USA Building in Virginia/North Carolina. “The new state-of-the-art facility with expanded care in the Emergency Department, as well as dedicated intervention areas, better meets the needs of both patients and staff.”

The project—the first major renovation to the Emergency Department in many years—increases the number of treatment rooms from 43 to 80 to better accommodate its more than 60,000 annual visitors. The expansion includes new trauma rooms, behavioral health patient rooms, and a clinical decision-making unit to assess whether patients should be admitted, observed or discharged. The project also expands UVA’s interventional services for surgical patients, including more operating rooms and procedure spaces and expanded preparation, recovery and support spaces. The upgrades also include the addition of a new rooftop helipad.

The expansion comprises a six-story tower built on top of the expanded Emergency Department. The new tower allows for the accommodation of more private patient rooms—a major goal of the project. While the project was conceived years prior to the onset of the COVID-19 pandemic in early 2020, the need for private rooms became particularly important at that time. The project’s flexible design allowed for the 84 ICU rooms that were slated for opening in late summer 2020, to be converted to negative pressure rooms to accommodate the expected surge of COVID-19 patients.

In addition to the three new floors that are already in operation, the forward-thinking project addresses the need for future growth with three additional floors of shell space that can accommodate future expansion needs.

FORT MYERS, Fla.—Skanska, a leading construction and development firm, has announced the completion of the $242 million renovation and expansion of Lee Health’s Gulf Coast Medical Center in Fort Myers. The main portion of the project consisted of a three-floor vertical expansion that added 216 patient rooms on top of an existing bed tower and a new three-story tower with 52 intensive care unit rooms, a 16-bay dialysis suite, and three new endoscopy and bronchoscopy procedure rooms to better serve the growing population in Southwest Florida.

Skanska completed the project in a joint venture with Gates Construction and the design was led by architecture firm HKS, Inc. The project comprised a 365,700-square-foot expansion and a renovation of 48,500 square feet of healthcare space. As part of the first phase, a 1,300-space parking garage was built to accommodate the hospital’s growth and provide additional parking for the medical staff, patients, and visitors.

“Skanska is proud to have partnered with Lee Health to deliver this extensive hospital expansion and renovation that will help meet the growing healthcare needs in the Southwest Florida community,” said Michael C. Brown, executive vice president and general manager of Skanska USA’s building operations in Florida. “As a leader in healthcare construction in Florida, Skanska’s team worked carefully and diligently to build these innovative hospital facilities while the surrounding medical campus remained open to serve patients.”

To support the increased bed capacity of the Gulf Coast Medical Center campus, expansions and renovations were completed in the clinical laboratory spaces, pharmacy department, food services, public dining space, back-of-the-house services, and the central energy plant. The project also doubled the size of the radiology and emergency departments, adding a new MRI, seven ultrasound rooms, 27 regular and airborne isolation exam rooms, four state-of-the-art trauma bays, two X-ray rooms, two CT rooms, and a second helipad. The construction efforts allowed the hospital to increase its overall bed capacity from 356 to 624. The project was fully completed in late 2021 with a total of 43 project phases delivered.

Currently, Skanska has more than a dozen active construction projects across Florida, including the University of Miami’s Frost Institute of Chemistry and Molecular Science, Orlando Health Jewett Orthopedic Institute in downtown Orlando and the University of South Florida’s Research Park Mixed Use Lab & Office project in Tampa.

ATLANTA—Grady Health System has achieved the “topping out” milestone on the Correll Pavilion adjacent to Grady Memorial Hospital’s main campus in Atlanta.

The new facility has been named in honor of A.D. “Pete” Correll, chairman emeritus of Georgia Pacific and former chair of both the Grady Memorial Hospital Corporation and Grady Health Foundation boards of directors, who passed away earlier this year.  Correll led the effort to raise $96 million in private funding, which was matched by bond funding provided by DeKalb and Fulton counties.

The topping out was commemorated by the signing of a steal beam by Correll’s wife, Ada Lee Correll, daughter Elizabeth Correll Richards, son Alston Correll, and granddaughter Corey Richards.

When completed, the advanced surgical center will include over 550,000 square feet of clinical and parking space, including outpatient clinics, surgery, imaging and the Georgia Cancer Center for Excellence. The Correll Pavilion will dramatically expand Grady’s ability to serve patients at the main campus, offering 25 percent more operating room capacity and 45 percent additional clinic capacity.

Grady’s Correll Pavilion project is being managed by JLL. The general contractor for the project is the joint venture between Skanska and H.J. Russell, and HOK is the architect.

“The topping out milestone demonstrates the significant progress we have made on this important project,” said Scott Cannon, executive vice president and general manager of Skanska’s building operations in Georgia and South Carolina. “We are moving closer to our final goal of providing a facility that will offer state-of-the-art care for patients in the Atlanta region.”

To date, workers have recorded more than 500,000 hours on the job. In addition, the project has used:
4000 tons of rebar (the equivalent of 571 elephants)
41,000 cubic yards of concrete (enough to fill 12 Olympic size pools)
“The design of The Correll Pavilion will advance Grady’s mission of ensuring everyone has access to high-quality healthcare,” said Mitchell Collin, regional leader of healthcare at HOK. “We are proud to be Grady’s partner in growing services and expanding access to care in the community where we live and work.”

Among the technological and environmental components to be built into the Correll Pavilion is a system to allow the harvesting and storing of rainwater from the entire block for reuse. Construction is expected to be completed by the end of the third quarter of 2022.

“Grady is one of our state’s largest hospitals and continues to serve as a lifeline for many residents in Fulton and DeKalb counties,” said JLL Senior Project Manager David Varghese. “This milestone marks a huge chapter for Grady Health System and we’re looking forward to helping them expand their healthcare capabilities and best serve the City of Atlanta.”
